How to Obtain a Florida Real Estate License

Eligibility Requirements

Before you apply, make sure you:

  • Are at least 18 years old
  • Hold a high school diploma or equivalent
  • Have a Social Security Number (if you need one, see the Social Security Administration)
  • For Broker applicants: have held an active real estate license in any state for at least 2 of the last 5 years
  • Florida residency is not required

Processing time: 10–30 days for application approval.

1. Choose Your Course & Enroll

Mato School of Real Estate offers state‑approved pre‑license courses in three flexible formats:

  • 63‑Hour Sales Associate Pre‑License Course
  • 72‑Hour Broker Pre‑License Course
  • License‑by‑Endorsement (for 5+ years’ experience in another state)
  • Mutual Recognition (if you hold a license from one of Florida’s 10 recognized states)

2. Submit Your State Application

We recommend applying to the Department of Business & Professional Regulation (DBPR) before finishing your course—allow up to 30 days for processing.

  1. Application Fee:
    • Sales Associate: $62.75
    • Broker:    $70.00
  2. How to Apply:
    • Online: Complete the application at www.myfloridalicense.com
    • Paper: Download and mail the PDF (Sales Associate or Broker form)

3. Schedule Electronic Fingerprinting

Florida law requires a criminal‑background check via electronic fingerprints.

  • In Florida:
    • Schedule with Optimus Multi-Services (Naples).
    • Fee: ~$55–$58
    • ORI Number: FL920010Z
  • Outside Florida:
    • Request a fingerprint card by calling DBPR at 850‑487‑1395.

4. Complete Your Pre‑License Course

  • Pass the course final exam (70 of 100 questions).
  • Receive your Course Completion Certificate (valid 2 years).
  • If you fail:
    • Wait 30 days for a retest;
    • On a second fail, you must retake the full course.
  • Enrollment remains active for 1 year or until you pass.

5. Pass the State Exam

After DBPR approval, you’ll get an Authorization to Test email from Pearson VUE with your Candidate ID.

  • Exam Fee: $57.75
  • Passing Score: 75 of 100 questions
  • Exam Validity: 2 years from approval date

6. Activate Your License

Your license is “inactive” until a Florida‑licensed broker or owner/developer activates it:

  • Online: Broker logs into www.myfloridalicense.com and adds you to their roster
  • Paper: Submit Form DBPR RE 11 (Change of Status)
